Tribeca's Pricey Office-To-Condo Conversion, 11 Beach Street, Reveals Its Interior

HFZ Capital Group’s office-to-condo conversion in Tribeca has been in the works since at least 2014, and now the 10-story project at 11 Beach Street is nearing completion.

The BKSK Architects-designed conversion features a total of 27 units, most of them are loft-style apartments, but the condo also comes with two penthouses and three triplex townhouses.

Sales launched back in September 2014 with prices starting from $5.3 million for a three-bedroom apartment. Closings got underway this January and nearly a dozen apartments have sold so far with the most recent sale being that of a five-bedroom condo on the eighth floor that sold for $8.8 million.

Several others condos are also in contract, but among the units still available, prices range from $8.55 million for a five-bedroom, four bathroom unit and go up to $22.5 million for one of the building’s two penthouses.

HFZ recently unveiled a model unit at the condo, where interior work has been carried out by Thomas Juul-Hansen. Some of the standout features of the apartments here include eight-inch-wide rusticated plank flooring, master bathrooms encased in hand-selected marble and stone with dual sinks, and tall ceilings.




In a nod to the neighborhood’s history, the architecture firm created an exterior facade that has a rusticated brick base and incorporates terra cotta into its design. In order to provide more light to these pricey homes, the architects also devised an atrium within the building with a gym at the base. The walls of the atrium are clad in terra cotta panels.

All of these finishes were recently captured by Field Condition when he stopped by the project for a tour of condo. The developers haven’t provided a specific opening date yet, but construction is close to wrapping up now.
