While the NoMad neighborhood has skyrocketed in prominence and popularity in recent years, its inventory of luxury condominiums has remained frustratingly stagnant. That promises to change upon the completion of 88 & 90 Lexington Avenue.
This challenging commission has been stewarded to market by HFZ in collaboration with Workshop/APD Architects, the firm behind The Printing House.
Comprised of two buildings with strikingly different aesthetics, 88 & 90 Lexington Avenue is now thoughtfully re-conceived as a cohesive whole. Its united prewar-modernist façade features oversized windows that allow light to stream into its generously proportioned living spaces. Its bold design makes a standout statement at street level. Sitting at the nexus of three re-energized neighborhoods—Gramercy, Nomad and Flatiron—88 & 90 Lexington is projected to spark a new wave of cultural activity in its immediate vicinity. Looking ahead, it has the potential to become the anchor of its own micro-neighborhood.

By combining sustainability with innovative design, this relatively young firm has made its mark on a range of notable residential and commercial projects since its inception. Their belief in creating ethical, relevant design that embraces technology and sustainability made them the partner of choice for HFZ’s 88 & 90 Lexington Avenue project.
The challenge to unite the two existing structures into one cohesive edifice culminated in creating an innovative glass and stone façade that envelops 90 Lexington. While a daring feat of engineering and design, it has been lauded for its ability to allow each unit to be flooded with the maximum amount of light; an amenity that is a true luxury in Manhattan’s crowded cityscape.
